Here’s what we’re seeing in the market in 2026 and what it means for your project.

Whole-Home Control, Not Just Gadgets

The trend we hear most:

“We don’t want a bunch of apps and WiFi devices. We want one system that does lighting, climate, and ideally audio and shades.”

That’s a shift from the early “smart home” phase of plug-in bulbs and voice-only control. In Spring and The Woodlands, custom and production builds are increasingly designed with a central system—often LOXONE—so that one app and one platform run the home.

Lighting and shades. Scene-based lighting (Morning, Evening, Entertain, Away) and motorized shades for privacy and energy savings. These are the foundation of most projects.

Builder partnerships. Many of our projects in Spring and The Woodlands start at the design or pre-construction phase. Builders are offering LOXONE (or “smart home ready” wiring) as a premium option. Buyers get a system that’s designed in from the start; builders add a differentiator and a clean handoff.

Ownership over subscriptions. North Houston homeowners consistently tell us they don’t want another monthly fee or a system they can’t control. Full admin access and no mandatory cloud dependency are selling points.
