The Smart Home That Sells Itself

The Challenge

As a production builder in The Woodlands, we were losing deals to competitors who offered smart home packages. Buyers in the $500K+ range expected technology—but we didn't have a turnkey solution. We needed a partner who could design once, scale across our floor plans, and not add another sub to our already tight schedule.

Our Solution

Grizzly Tec became our smart home partner. They created a pre-wire plan that our electrician could run during rough-in—no specialty subcontractor, no change orders. After trim-out, their team came in for a two-day LOXONE install and handed the homeowner the admin password at closing. We now offer it as a standard option on every spec home.

The Full Story

When Premier Custom Homes first reached out to Grizzly Tec, they had a simple problem: buyers were walking. Not because of price or finishes—but because competing builders were offering smart home packages, and Premier had nothing to offer.

“We were leaving money on the table,” their project manager told us. “Buyers in this price range expect technology. They want one app, one system, and they don’t want to think about it after closing.”

Grizzly Tec’s approach fit the builder model from day one. We didn’t ask them to add a new trade or manage another subcontractor. Instead, we designed a pre-wire plan that their existing electrician could run during rough-in. Standard low-voltage and line-voltage—nothing exotic. The electrician had a clear spec; we had a single install window after trim-out.

For each of their three active floor plans, we created a LOXONE package: Miniserver, dimmers and keypads in main living areas and primary suite, thermostats, and structured wiring for audio-ready zones. The same package scaled across every home. No custom programming per unit—just a proven template that we commissioned in two days and handed over with full admin access to the homeowner.

The results spoke for themselves. In the first six months, three homes sold with smart home technology as a key selling point. Realtors reported a noticeable bump in buyer interest when the listing mentioned “LOXONE smart home included.” And from the builder’s perspective? Zero change orders. The wire plan was right the first time; the electrician knew exactly what to run; we showed up, installed, trained the homeowner, and left.

“We went from ‘we don’t do smart home’ to ‘every home we build has it,’” the project manager said. “Grizzly Tec made it that easy.”

Today, Premier Custom Homes offers LOXONE as a standard or optional upgrade on every spec home in The Woodlands. The partnership scales: one design, one wire spec, one install process. No extra subs, no schedule creep—just smarter homes that sell.
